Below is our guide to the building design process to ensure we achieve your vision.
Stage 1
Consultation & Pre-Design
At TJR Projects, the process begins with a project overview consultation – this is where we gain an understanding into your vision and what you would like us to take into consideration. We gather your brief here and begin to develop it into your desired result.
Then we move into the pre-design analysis, this is where we research and assess the site restrictions which allows us to consider the various factors to determine the projects constraints and limitations.
Stage 2
Concept Design
Next, we progress with developing the initial project design which is presented to you.
During this stage we develop the floor plans to create meaning and connection between areas. Once the layout is confirmed, we move onto the exterior look and style of the building. These are critical to ensure a high-quality design outcome for the project.
Please note for renovation and/or extension projects, an existing site visit will be required to allow for an accurate measure and documentation of the existing property conditions.
Stage 3
Town Planning (If required)
For projects that require town planning approval, we develop town planning drawings and engage in the necessary steps to obtain approval from the local planning authority. We liaise with council throughout this process for you.
We have an extensive list of reputable consultants which your development may require due to council requirements to ensure approval of your town planning permit.
Town planning may be required due to the land size or a planning overlay that could be present on the site.
Stage 4
Working Drawings & Building Permit
Finally, we progress to the construction drawings, where we produce detailed plans that meet building code requirements.
We work with the relevant building surveyor to ensure that our drawings are stamped for construction.
